People want to know how far things are, how long it takes to get to work, and whether the drive is going to eat up their day. Winston-Salem is a mid-sized city, so you're not dealing with hour-long gridlock like Charlotte or Atlanta, but you're also not in a tiny town where everything is ten minutes away. The reality depends on where you live and where you're going.

          This isn't a reason to avoid new construction. Instead, it highlights why buyers should look beyond what they see in the model home. Model homes are carefully designed and staged to showcase a particular lifestyle. The goal is to determine whether that lifestyle actually matches the way a buyer will live day to day.

          Before falling in love with a floor plan, buyers should consider their daily routines. How much time will they realistically spend in the kitchen? Do they need a dedicated home office, or could the flex room eventually become storage? Will the bonus room get regular use, or will it sit empty? Most importantly, will maintaining a large yard be enjoyable, or could it eventually become a source of stress?

          The home this client left wasn't a bad home. It simply wasn't the right home for them. Unfortunately, they didn't discover that until they had lived there for a year. Asking the harder questions before signing a contract can help buyers make sure the home they choose fits not only their wishlist, but also the life they actually plan to live.

          This community works if you want new construction close to Winston-Salem without paying Winston-Salem prices. You're getting more square footage for your money out here. The builder has a solid reputation, and the floor plans are functional, not just trendy.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          It doesn't work if you need to be in the middle of everything. Lexington is quieter. You're driving to most places. If you want walkability and urban energy, this isn't it. If you want space and a neighborhood that feels established even though the homes are new, this might be exactly right.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          The Triad gives you a lot of options. This is one of them. Before you decide, let's look at two or three other communities so you know what else is out there. Maybe this one is perfect. Maybe there's another neighborhood fifteen minutes away that fits your life better. You won't know until we compare.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;

          The model home in Lexington may be beautiful, and the builder may have done an excellent job creating an appealing community. However, choosing the right home involves more than granite countertops and open floor plans. Buyers also need to consider whether the location, commute, neighborhood, and overall lifestyle fit the way they will actually live.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;

  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          After walking buyers through dozens of new construction communities throughout the Triad, the experience has shown that the best decision isn't always the one that feels most exciting in the moment. It's the one that still feels right two years later, after the newness has worn off and the home has simply become part of everyday life.

      When you walk into a new construction home, you notice the smell first. Fresh paint, clean floors, no history. Then you notice the quiet. No creaks, no settling, no ghosts of someone else's life. At Chesney Place in Thomasville, North Carolina, that newness comes in three very different packages: two townhomes and one single-family home, each with layouts that solve different problems. The townhomes start in the low to mid $200s. The single-family home starts in the low $400s. But price is only part of the story.

You get highway access to Interstate 85, Highway 29, and Highway 74, a small downtown with antique shops and the Big Chair, and a railroad that runs right through the middle of town. That train adds character. It also adds noise, so pay attention to where you're buying if train horns at 2 a.m. are going to bother you.

      Chesney Place is built by Centex, which is part of the Pulte Group. The community offers townhomes, single-level homes, and two-story options, giving you budget flexibility without forcing you into one housing type. That variety matters if you're selling a larger home and want to free up equity, if you're planning to live on retirement income, or if you're a first-time buyer who wants financial breathing room. Travel is more fun than paying to heat and cool rooms you never enter.

      The townhomes start in the low to mid $200s. The single-family homes start in the low $400s. But the base price is only the beginning. You still need to review HOA dues, what those dues cover, property taxes, insurance, and your expected monthly payment. A home isn't truly affordable if the ongoing expenses make you nervous every month.

      One of the community amenities is a dog park. I have two rescue dogs who would probably not do well at a dog park, but it's nice knowing there's one there for those whose dogs do like dog parks. It's also a good way to meet the neighbors.

      Chesney Place isn't trying to be an elaborate resort community with a huge list of amenities and the higher ongoing costs that come with them. It offers new construction, several different housing styles, a dog park, and access to the highways connecting Thomasville with the rest of the Triad area. For the budget-conscious, that may be the better trade-off. You can choose a home that supports the life you want now without paying for an oversized house or an amenity package you may never use.

      The Meadowlark is the larger of the two townhomes. It has three bedrooms, two and a half baths, and 1,616 square feet. It also has a one-car garage. The starting price at the time of filming is in the low to mid $200s.

  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
                    
      When you walk in, you see luxury vinyl plank flooring throughout the main level. There's a half bath on the left, and the door to the one-car garage is right there. The kitchen has a large island with a quartz countertop and an undermount sink. You get a dishwasher, soft-close cabinets, and a gas stove. Not all communities in this area of North Carolina have gas. There's gas sometimes and sometimes not. There's really no rhyme or reason to it.

      The walk-in pantry is underneath the stairs. It's an excellent use of space, and it's really nice to have this kind of storage in a townhome. The pantry has shelving on multiple walls, and it's deep enough to hold what you bring home from Costco or Walmart.

      Out back, there's a patio. I asked the builder's agent if the little area could be fenced in, especially if you have a dog and you don't want to take them out on the leash at night. She said yes, the patio could be fenced in so someone could have more privacy by having their courtyard enclosed.

      Upstairs, you have three bedrooms. The two guest bedrooms are in the back. One is staged with two twin beds, the other as an office. Both have walk-in closets. The laundry closet is upstairs, which makes sense because all of the bedrooms are upstairs. Why not have the laundry where the bedrooms are so you don't have that far to walk to wash your clothes and put them away?

      The main bath for the two guest bedrooms has a single vanity sink with an undermount sink and a tub/shower combination.

      The primary bedroom is large enough for a king-size bed, two chunky nightstands, and a dresser on the opposite wall. In this particular townhome, the primary bedroom faces out towards the front. The primary bathroom has luxury vinyl plank flooring, a double vanity sink with undermount sinks and a quartz countertop, and a huge walk-in closet with storage on the left, straight ahead, and on the right. There's a step-in shower with glass doors, which keeps it nice and light and airy. In the water closet, there are smaller windows up near the ceiling, so you're allowing in light and you really don't need any kind of privacy screen over the windows.

      The Skylark is 1,453 square feet, three bedrooms, two and a half baths. The starting price is also in the low $200s. It's smaller than the Meadowlark, but it has a couple of cool features that make it worth considering.

      The alcove for this townhome has more depth before you get to the front door. The last one we looked at had a shorter alcove. It's not as deep. Walking in, you have luxury vinyl plank flooring just like the townhome next door.

      The kitchen has an island, and this island is a little bit shorter than the one in the Meadowlark. There's a pan down at the bottom, so if it has any kind of backup or anything, it's very easy to get to and be able to call the HVAC guy to come and service it. It's just nice to have it here on the first floor versus having to climb up into the attic to see what's going on.

You don't have to worry about any kind of water leak when you're gone. For me, trying to fiddle with that thing in the garage is always intimidating, but having it inside in the house I think is just such an incredibly cool feature. I'd have to say that is the cool feature of all the cool features of 2026.

It's not something that they offer during construction because this is a spec home, not semi-custom. It's not something you can have the builder add at time of construction.

There are also three indoor pickleball courts at the Thomasville Central Recreation Center downtown. Yes, you can live in Thomasville and play pickleball without having to drive across the entire Triad area every time you want a game.

Then it's the thing that gives you an extra hour of your day back.

          Winston-Salem has a tobacco and textile history, and for a long time, that's what defined it. But the city has been actively reinventing itself, and if you haven't been here in a few years, you'd notice the difference. Old industrial spaces are turning into mixed-use developments. Downtown is seeing new investment. The innovation district is growing.

          One of the biggest questions I get from people relocating: how do I actually meet people? You're moving to a place where you don't know anyone, and you're wondering if you're going to spend the first year eating dinner alone.

          Winston-Salem's food scene has come a long way, and it's one of the things that keeps getting better. You've got local spots that have been here forever, and you've got new places opening that bring different flavors and concepts to the table.

  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          This isn't a food desert. You can find good barbecue, obviously, but you can also find Thai, Mexican, Italian, farm-to-table, craft cocktails, and coffee shops that aren't chains. The restaurant scene is growing in a way that reflects the city's evolution. You're seeing chef-driven concepts, locally sourced menus, and places that would hold their own in a bigger city.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;

          I'm not saying it's New York. But I am saying you won't run out of places to try, and you won't feel like you're stuck with the same three options every weekend.

          Winston-Salem has a live music scene, and it punches above its weight. You've got venues that bring in national acts, and you've got local spots where you can catch live music on a random Tuesday. The city hosts festivals throughout the year, and they draw crowds from across the Triad.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          You're also close enough to Greensboro and Charlotte that you can catch bigger concerts and events without living in those cities full-time. That proximity matters. You get access without the cost and the traffic.

          The entertainment options here are enough to keep you busy, and when you want more, you're within driving distance of it. That balance works for a lot of people who don't want to live in the center of everything but don't want to feel isolated either.
